Did you know that mold can grow indoors in places that may not be obvious?

Mold can grow on hidden surfaces; such as, the backside of dry wall, wallpaper, or paneling, the top of ceiling tiles, the underside of carpets and pads, etc. Mold and grow in these possible locations and may result in hidden mold in areas that include pipe chases and utility tunnels (with leaking or condensing pipes), walls behind furniture (where condensation forms), condensate drain pans inside air handling units, porous thermal or acoustic liners inside ductwork, or roof materials above ceiling tiles (due to roof leaks or insufficient insulation).

There are building materials that can act as a vapor barrier; such as, dry wall with vinyl wallpaper over it or wood paneling, trapping moisture underneath their surfaces and providing a moisture environment allowing mold to be able to grow.

Professional Mold Remediation- Procedures 
For years RCWaterDamage has worked very hard to stay current with the latest technology and advancements in the mold remediation and clean up industry, as a result of our training and the many hundreds of mold remediation projects we have completed, RCWaterDamage has assembled a general outline of standard procedures and recommended steps for a typical mold remediation project.

Here is a brief overview of some standard procedures in a mold remediation project.

Contents Instructions:
The owners, or authorized personnel on a mold remediation project should provide assistance in inventorying personal contents which may be located onsite. All contents that are deemed salvageable should be removed from affected areas, and stored in a clean, safe environment.  

If visible microbial growth is detected during the mold remediation efforts, our professional technicians contain the environment, remove all molds and dry the area.  

Mold Remediation- Critical Barriers and Containment:
Our technicians will construct an airtight 6 millimeter plastic barrier isolating the affected mold areas from the unaffected areas of the project and ensuring the edges are sealed tightly, and that zipper passageways are installed where needed. This procedure will assist in the proper pressure differentials. We will seal all air passageways from the ventilation system to the non affected areas of the home or business. During this period the HVAC system must be sealed and system turned off.
Demolition and Decontamination Instructions 
We will remove and SALVAGE all that is at all possible. Salvageable material is treated and cleaned with an anti microbial solution and HEPA vacuumed. It is a highly recommended procedure to remove all affected cellulostic materials (ceiling tile tiles, sheetrock, cardboard, paper, & similar materials.) and discard. We remove all building material in a contained environment under negative pressure. We generally remove 18-24 inched past contaminated or water damaged materials to provide sufficient surface areas free of contamination.  

Air Scrubbing 
We use HEPA (High Efficient Particulate Air) filtered to provide the required number of air changes per hour on all mold remediation projects.

Dehumidifiers are used to reduce the moisture content in the building and reduce the relative humidity. Dehumidifiers are commonly used on mold and water damaged buildings. 

RCWaterDamage always acts with due diligence to follow manufacturers' dilution instructions for all chemicals that are applied on mold, water, sewage losses.  MSD (Material Safety Data Sheets) are provided at the start of each job. Some of the commonly used products include: Fosters 40/20, IAQ products, Sporicidin, Oxine, Lysol, Microban as well as other disinfectants and deodorizers.

We use these products:
The Foster Mold Coating that has a 5 year guarantee and is specifically designed to resist mold growth in the most demanding environments.
Foster Disinfectant has a 5 year guarantee and is EPA registered to be effective against odor-causing bacteria and fungi when used in water damage restoration situations on porous and semi-porous surfaces.

After we provide you with a proposal, it is at the your discretion to call RCWaterDamage to schedule remediation for the property. Our representatives will discuss with you the time and date of remediation. Our crew of certified mold remediators will arrive at your property for scheduled appointment. We can take care of all water damage infiltration and intrusion issues prior to the remediation process of your property to prevent mold contamination to the same area.

The mold remediation process includes the following:

  • Set up Polyethylene Containment Barrier
  • Set up Negative Air Machine
  • Remove any damaged materials and discard in 6-mil polyethylene sheeting
  • HEPA (High Efficiency Particle Air) sand and vacuum any contaminated horizontal and/or vertical surfaces
  • Apply anti-fungal biocide with sprayer
  • Encapsulate with anti-microbial paint
  • Apply cold-mist air fogger (if applicable)
  • Treat the HVAC system (if applicable)
  • Re-build or build-back any items that were removed during remediation (if applicable)

When we have concluded the remedation process the project manager will inform you of mold post remediation testing so that it can be scheduled to ensure all mold has been removed from the area. A Certificate of Remediation will be issued to you when remediation is completed or after the results are provided from the post-remediation testing.
